General terms and conditions when making a reservation at Cómpeta Suites.

Making a reservation at Cómpeta Suites: they can only be made by email or through the reservation request on this website. Leave your phone number, so we can contact you directly in case of unforeseen circumstances. After checking the availability of the desired accommodation and period you will receive a confirmation sent by email. We usually respond within a couple of hours. If this is not possible due to circumstances, we will contact you by phone directly on 0034 629 031 167.

Booking with us

After receiving your booking/reservation request, we will keep the desired accommodation blocked for 5 days to give you the opportunity to buy flights, transfers, or rental cars, etc. Let us know the date, flight number and arrival time so that we can have everything planned. During these 5 days you can cancel the reservation free of charge. If we do not get a response within these 5 days, we have the right to cancel the reservation without charge. The previously established conditions are applied to the reservation request and when making the reservation at Granada Residence you indicate that you agree with these conditions.

Additional services

Granada Residence offers luxury studios for holiday accommodation in the whitewashed mountain village of Cómpeta in Andalusia. For the possible extension of the stay with additional services such as restaurant reservations, walking guide, bicycle guide, bicycle rental, airport transfers, taxi transfers, please contact the owner Granada Residence to inquire about these complementary services. These additional services are not covered by the conditions of Granada Residence, but are subject to the responsibility, terms, and conditions of the providers of services. Granada Residence or the owner(s) cannot be held responsible in any way for liability caused by additional services rendered.

Prices Cómpeta Suites

Prices include hot and cold water, electricity and gas for the barbecue under normal conditions of use. In the winter and summer months, depending on need and weather, we also offer underfloor heating/cooling or wood pellets for an adicional fee on request, as stated on the website.

Reservation cost

Granada Residence does not charge reservation fees or seasonal surcharges, unless stated in the offer. Granada Residence does not apply local taxes or VAT, unless expressly indicated in the quote. For group reservations, administration fees apply.


After receiving the flight details, we will confirm your reservation and send you the invoice/confirmation with payment instructions by email, in which you pay 50% of the (full) invoice amount into our account as indicated in the confirmation/invoice. The reservation is guaranteed when the down payment/deposit is received by Granada Residence. 4 weeks before your arrival in Cómpeta, you transfer the remaining 50% of the invoice amount. When booking from 6 weeks before the start of your Holiday, the rent must be paid in full at the date of the reservation.

Additional services…………… The reservation of additional activities such as airport transfers, mountain bike tours, bicycle rental and delivery, guided walking tours, 4×4 transfers, etc. must be paid directly to the supplier unless stated differently in your invoice/confirmation.

Travel and accident insurance

You are obliged to possess a personal travel Insurance for the duration of your stay with us. This type of insurance covers accidents, travel, luggage, emergency aid and medical expenses. If you have to stay in Spain longer than planned, this period is usually also covered by insurance. In some cases, the bicycle rental is also included in the policy, please check.


Your reservation can only be cancelled through email directly to us. When making a cancellation of your reserved accommodation or the bicycle rental and/or the guide, some expenses may be applied. Granada Residence has the right to deduct this amount from the reservation. By making the reservation you confirm that you have read the conditions. A reservation (or down payment of the reservation) that has been confirmed by Granada Residence can only be cancelled through email directly to us. This can be done free of charge within 7 days from the transfer of your down payment after which we shall inform you by email of the cancelation made on your behalf. Cancellation fees after 7 days: 25% up to 3 weeks before the arrival date, 75% from 3 to 1 week before the arrival date and 100% from 1 week before the arrival date.

Cancelling additional services

A (partially) paid reservation can only be cancelled by email. When cancelling a reservation made with additional services, charges may also apply. Granada Residence has the right to cover the cancellation fees for additional services, if applicable, from already paid amounts or deposits. When making the reservation, you indicate that you have taken note of these conditions.

Special cancellation conditions

In case of cancellation due to force majeure, especially if there are travel restrictions or government measures in Spain or your home country, with respect to the Covid-19, it is possible to cancel free of charge as long as you have consulted with Granada Residence by email.

Travel insurance and cancellation

We recommend that you take out cancellation insurance for your holiday covering cancellation due to force majeure or unforeseen termination prior to the departure date. In general, a cancellation insurance can be requested up to 7 days after the reservation date. We recommend reading the conditions of the airlines since many ‘low-cost’ companies tend to cause some inconvenience in terms of cancelling a trip.

Civil Liability

Regarding your reservation, and/or additional services contracted for your holiday with us, Granada Residence, it’s owners or associates, are not responsible in any way possible. By payment of the reservation, it is understood that you have read our terms & conditions and agree to these conditions. Making use of additional services with third parties, these suppliers will be responsible only for the services rendered.

Bicycle rent

Renting a bicycle from our rental company, this implies signing a rental contract where conditions will be explained and paying a deposit for the bicycles to the rental company. Liability to the bicycle may be waived by using their insurance offer.

Rental bike delivery/collection cost

On weekdays, your bike(s) are delivered free of charge to Granada Residence. In case of delivery/collection of the bicycles on a Sunday, €50.00 will be charged regardless of the number of bicycles, or rental period.

Bike deposit

The deposit is payable at the same time as the reservation of the accommodation. When the bicycle is returned in good condition, the deposit will be refunded to the account within 5 days. Any damage and related repairs to bicycles will be paid from the deposit.

Delivering costs bicycle rental

For bringing/collecting the lessor’s rented bicycles to/from the Granada Residence accommodations, €50.00 will be charged for Sunday delivery, regardless of the number of bicycles, per rental period.

Cancellation bike rental

When making a cancellation of your bicycle rental and/or the guide, some expenses may be applied. Granada Residence has the right to deduct this amount from the reservation payment. By making the reservation you confirm that you have read these conditions. A reservation (or half of the reservation) that has been confirmed by Granada Residence can only be cancelled through an email message send to us.

Cycling and Walking routes

Hiking and cycling routes, or other (tourist) information can be found on our website competa-suites.com, The use of this information during your holiday in Cómpeta, is done at your own risk and responsibility. Granada Residence and/or the people associated with it are not, in any way, directly or indirectly responsible. When downloading the information, no rights of any kind can be attached to Granada Residence or to the people linked to it, directly or indirectly.

Our obligation

Granada Residence is solely responsible for the accommodation offered in accordance with the reasonable expectations of the traveller. Granada Residence is not obliged to pay any damages to the traveller. When determining any deficiency in services offered during your stay, you should communicate it directly to the owner of Granada Residence in writing allowing them to correct it.

Granada Residence is not responsible for

Inconveniences because of cancelling with an external company due to, for example, change or cancellation of flights, taxi drivers or other forms of transportation. In this case, partial or complete refund of the money paid to Granada Residence is not possible. Also, in the event of an accident in which the affected person does not have accident insurance, it is not possible to partially or fully refund the money paid.

Arrival and departure time

Your reserved accommodation will be available from 15:00 on the day of arrival until 11:00 on the day of departure. This schedule could be modified on request, if necessary, in relation to your transportation schedule and. Do not hesitate to consult this with us.

Beds and bedding

Accommodations at Granada Residence have single (90 x 200cm) and double beds (180 x 200cm) that we arrange as 2 Twins or 1 Queen-size per Studio, on request. An extra bed or crib is available on request at an additional fee.

Bed linen

Pillowcases, towels and kitchen towels as well as dishwashing liquid and garbage bags come in sufficient quantity and are included in the price of your accommodation.

Kitchen equipment

Accommodations at Granada Residence have a fully equipped kitchen with a fridge/freezer, induction hob, pots and pans, glasses, cutlery, etc. If something accidentally breaks, we ask you to let us know so we can ask for compensation that will later (in most cases) be paid by your travel insurance.
